Default Ending a listing agreement early

If I am to end a listing agreement early and pull my house off the market 2 months early, am I subject to any penalty or future obligation to my realtor? Such as compensation for the HAR listing or anything like that.

It does not directly state anything in the listing agreement as far as I can tell(I have an exclusive right to sell agreement). Overall, I have been unhappy with the level of service/attention I am getting from my realtor and interest in my home has dropped of significantly in the past month or so. I am just wondering if I can pull the house off the market and re-list early next year without any obligation to my current realtor.

There is a 90 day protection period in my agreement, so I understand that if anyone that looked at the house decides to buy it that my realtor is credited with the sale. Though I would think that is highly unlikely at this point; especially if I am to pull it off the market.

Any info is greatly appreciated.

The answer to your question is a resounding no. As long as you do not sell your home before the listing contract expires and you do not sell your home to any individual who was brought through your home following a 90 day period after your listing contract expires you will not have to pay anything to the listing broker.

To remove your home from the market it is best if you can get the listing agent to terminate or cancel the listing. As this would give you no obligation to the listing agent other than the requirements stated in the protection period. If the agent will not cancel or terminate your agreement just request that they pull all signage, the lock box and withdraw the listing from the market.
