You prepare for an appraisal by completing any repairs that would be noted in a visual inspection. You also sharpen up the landscaping and other aspects of curb appeal. Then you provide comparables to the appraiser that allow for him to come back with the highest possible value.

They are usually looking at the square footage. They might not even come in. Unless your house is totally destroyed inside, I cant imagine why you care.

They need to measure the area with their rolling ruler, so they need to get to the floor in each room. They are only looking at the size and condition of the actual condo, they don't care about cleanliness.
