Default Tenants and Home Improvement

My tenant wants to paint the outside of the house. I already have the paint. Should I let him do it? Should I pay him?

I think this depends on how good your liability insurance is on the property if he gets hurt doing the work. If you think you have adequate coverage for anything that could go on then I say let him paint the house. Worst case scenario you still have to have it painted. The cost of the paint is much less than the labor for a job like this, therefore risking the cost of the paint to save on labor makes alot of sense.

As far as should you pay him or not, I say no but I would give some sort of small break off of the rent to show your appreciation.

You will be responsible for the maintenance and repair of any addition or alteration to your home, and for making good any damage which may occur as a result of the alteration.

Any permanent alteration or addition becomes the property of the City Council and cannot be removed when you leave the property. However, if it is found to be substandard then the cost of any remedial or removal works will be recharged to you.

That doesn't make any sense why would any improvements become the property of the City Council. I sincerly doubt that this would be the case anywhere in the United States. If the information you provided is for Toronto please make note of that fact.
