Tenants with bad dogs

When a tenant has a dog breed that has a reputation of being vicious is the landlord liable if the dog attacks somebody?

Can the landlord make the tenant sign some kind of disclaimer?

You can request the tenant sign a disclaimer indicating that they take sole responsibility for the animal and that if any suite is brought against you that they will pay to defend you. The legal grounds on whether a suite against you for a tenants dog is viable or not must be answered by an attorney. If you would like a link to a legal forum where you might be able to have this question answered, just let me know.

Yes I would like a link.
A small six year old boy just got mauled in our town (Moses Lake, Wa) by a neighbors Pit Bull. My tenant has the same kind of dogs. He claims they are the nicest friendliest dogs. I have that these dogs can even turn on there owners with out notice.
