The term bird dogging is usually associated with flipping and wholesaling.

A "Bird-Dog" is someone who identifies a good Real Estate investment opportunity and puts the property under contract with the sole intent of assigning that contract for a fee to a rehabitator to repair and resell..

I wonder about the origins of this colorful term. Anyone know the answer?

I would assume it is because you are sniffing our good deals simular to a bird dog sniffing out quail or doves or whatever.
