Investing in rental properties offers many advantages; it provides current income, it provides tax benefits through business expense deduction and depreciation and if you like, it can provide you a place to live upon retirement.

Renting out in theory works fine but I am not in favor of it because I had encountered a tenant from hell the last time I rented out my place,

One bad experience with a tenant shouldn't put you off the lucrative rental market. Screen your tenants with care and you will be guaranteed a steady stream of income.

Investment property financing provides the key to prosperity for leveraged property investments. Florida title insurance is confusing but South Pointe title was very helpful.Well it certainly used to be like that but with the advent of the credit crunch and restricted lending by the banks and mortgage companies, times are certainly harder.
Investment property financing shows you how easy it is to create wealth, even in these times - the property ladder is a gradual process.

Default Rental Agreement Investing

Investing in real estate in just like every other kind of investing; there are risks and rewards to be calculated and acted upon accordingly. If you day trade and flip stocks, vs long term stock investing, there are different risks and different rewards, and it's the same in real estate.
If you own a rental property, you mitigate the risk of not being able to sell in a specific market, because you can sell whenever, but you aggravate the risk of trouble from a bad tenant. Properties owned for a long time with a rental agreement generally appreciate, but also require maintenance over time.
Pros and cons, risks and rewards. Calculate and act!
