San Antonio retail market 2Q 2010: NAI REOC
SAN ANTONIO (NAI REOC Partners) - Nationally, the retail sector continues to face strong headwinds, according to Kim Gatley of NAI REOC San Antonio.
But San Antonio's more recession-resistant economy presents less headwinds which creates opportunities for expanding retailers.
According to the second quarter survey of nearly 45 million sf of retail properties, new leases and expansions produced 61,950 sf of positive net absorption in the quarter led by the re-tenanting of power center space in the North Central sector.
The citywide average quoted triple rental rate regained only one cent since last quarter to reach $17.81 per sf per year. Compared to the same quarter last year, however, quoted rents are down 52 cents for an annual decline of 2.8 percent.
Quoted rents among community centers and neighborhood centers, currently at $18.00 and $14.07 respectively, remained the most stable over the year with annual declines of less than 1 percent.
With the highest vacancy rate of all the categories, strip centers saw rents slide 3.6 percent over the year to reach $15.74 and even though power centers enjoy healthy vacancy rates, quoted rents dropped by $1.51 or 6 percent which lowered the average to $23.82.
